Koncept návrhu
Území na hranici města a přírody je území na hranici mezi povinnostmi a volným časem. Povinnost volá po efektivním životě, kvalitním bydlení, výkoné infrastruktuře, ekonomické dostupnosti a po přijatelné míře vlastnictví. Volný čas nabízí prostor pro jednotlivce, pro jeho intelektuální i fyzický rozvoj, pro formování jeho mezilidských vztahů a pro posílení jeho vztahu k okolí.
Setkání těchto dvou světů nemá být kolizní. Hledáme jejich symbiózu a nacházíme dva okruhy těsně navazující na sebe.
Jeden reprezentuje periferii dopravy a tedy i města. Je to zklidněná, ale efektivní komunikace, která pohodově obslouží základní potřeby osobní i lehké logistické automobilové a cyklistické dopravy. Druhá smyčka se rozprostírá z území do nekonečných zákrut nově vznikajících lesíků a remízů na pomezí mezi třemi obcemi.

KOGAA studio s.r.o.
Founded in 2015 by Tomas Kozelsky, Alexandra Georgescu, and Viktor Odstrčilík, KOGAA has offices in Prague and Brno, Czech Republic. It has gained both local and international recognition for its unique approach.
In 2020 KOGAA was selected by Dezeen Awards among top emerging practices. In 2019 the studio lectured at RIBA, the Royal Institute of British Architects on the topic of alternative approaches to development. The same year KOGAA won the main prize for workspace design at the BIG SEE awards for their Distillery project, and in 2018 they were chosen as the top ten emerging architecture practices by Archipreneur magazine.
KOGAA creates substance for the built environment, committing to projects with a positive impact on users, communities, and the local context. Through their projects, the practice tackles the issue of inactive structures and their adaptation into substitute functions. The Distillery, KUMST, and DADA Distrikt projects are representative examples of how vacant properties can become vibrant locations, playing an active role in the urban and economic transformation of the surrounding neighborhood and life of the city. KOGAA is dedicated to make a change in the real estate market and create an alternative to development.
Based on a strong belief that the more the architect is involved in the whole process, the more efficient, coherent, and sustainable the building is, KOGAA takes pride in leading projects throughout the whole process from the strategy and business plan, through concept and feasibility studies, to technical documentation and getting the permissions, all the way to construction administration, and the strategy to generate attraction.
